izzi-bsdcity.com is operated by the official marketing partner of Sinarmas Land ("we", "us"). This policy explains what data we collect, where we send it, and what choices you have — in line with Indonesia's Law No. 27 of 2022 on Personal Data Protection (UU PDP). We have kept it as short and as plain as we can.

1. What we collect

When you open this site. There is no form on this site. Automatically, we and our analytics and advertising providers receive technical data: your IP address, device and browser type, the pages you view, and where you came from — including an ad click identifier if you arrived from an advertisement. See section 3.

When you tap the WhatsApp button. We create a visit identifier (the hp_uid cookie, section 3) which is copied into your opening message. This identifier is what connects your visit to this website with your WhatsApp conversation — so from the moment you send that message, your visit is no longer anonymous to us.

When you message us. We receive your WhatsApp number and the content of your messages, including your name and any details you choose to share (for example the unit type or payment method you are interested in).

AI assistant. First replies on WhatsApp are handled by an automated assistant. In order to answer you and summarise what you need, the content of the conversation is processed by a third-party AI service located outside Indonesia. We do not sell your conversations and we do not use them for any other purpose.

2. Why we process it, and on what basis

We process the data above on the basis of our legitimate interest (Article 20(2) of the UU PDP) in running our property marketing activity, and in order to respond to you when you contact us. Specifically:

  • To answer your questions and follow up on your interest in a unit.
  • To measure which advertisements actually lead to real conversations, so that advertising budget is not wasted.
  • To show you relevant advertising on other platforms (interest-based advertising / remarketing).
  • To operate and improve this website.

You can opt out of interest-based advertising at any time — see section 5.

3. Cookies and similar technologies

We use cookies and similar technologies, including from third parties, for analytics and advertising.

• hp_uid (ours) — the visit identifier that links your ad click to your WhatsApp conversation; about 90 days.

• _ga, _ga_* (Google Analytics 4) — distinguishes visitors and measures site usage; about 2 years.

• _fbp (Meta Pixel) — advertising measurement and interest-based advertising; about 90 days.

• _ttp (TikTok Pixel) — advertising measurement; about 13 months.

This site does not display a cookie banner. You can block or delete cookies at any time through your browser settings.

4. Where your data goes

We do not sell your personal data. We share limited data with:

  • Advertising platforms — Google (policy), Meta (policy) and TikTok (policy). In addition to the technical data in section 1, when a conversation takes place we send your phone number in a one-way scrambled form (hashed), so the platform can match that conversation to the advertisement you clicked. Your readable phone number is never sent to an advertising platform.
  • An AI service provider — to process the content of your WhatsApp conversation, as described in section 1.
  • Our own working tools — your contact details and a summary of your enquiry are recorded in our internal systems (including a spreadsheet service and a team messaging app) so that our team can follow up with you.
  • Sinarmas Land — if you express interest, we may pass your contact details on so that the developer's team can follow up.
  • Authorities — where required by applicable law.

Some of the providers above are located outside Indonesia, so your data may be processed across borders. For the major platforms, these transfers are governed by each platform's standard data-processing terms; for other providers we keep the data we send to a minimum and are in the process of completing data-processing agreements.

Under the UU PDP you have the right to access, correct, update or delete your personal data; to withdraw consent; and to object to certain processing.

To exercise those rights, contact us on WhatsApp (section 8). Requests are handled manually by our team, and we aim to complete them within 14 working days. Please note: stopping the transmission of your data to advertising platforms applies to events occurring after we process your request — data already sent is governed by each platform's own policy, and section 5 sets out the controls available to you directly.

7. Security and retention

We apply reasonable technical and organisational measures to protect your data. Contact details and conversation records are kept for as long as needed to follow up on your interest and to keep a record of our marketing activity; technical data follows the cookie lifetimes in section 3. We do not currently run scheduled automatic deletion — deletion happens on your request (section 6). This site is not intended for children.

We may update this policy from time to time. The current version is always available on this page, with the "Last updated" date shown above.
